About the neighborhood figures
Our Brickell, Downtown Miami and Edgewater pages carry figures we computed from public records. Each neighborhood is the area the City of Miami draws for it on its own neighborhood map. (City of Miami)
- Flood zones. The share of the neighborhood inside FEMA’s Special Flood Hazard Area, defined as the land subject to a 1 percent or greater chance of flooding in any given year (the A and V zones), measured on Miami-Dade County’s FEMA flood zone layer. (Code of Federal Regulations; Miami-Dade County)
- Flood insurance claims. FEMA’s National Flood Insurance Program claim records for the census block groups with at least half their land inside the neighborhood. These are flood insurance claims only, not homeowners or condo water damage claims, and dollar amounts are as paid, not adjusted for inflation. (FEMA)
- Homes. Census Bureau American Community Survey estimates for 2020 to 2024 for the same block groups. Each is an estimate with a 90 percent margin of error. (US Census Bureau)
- Recorded flooding. Event descriptions in NOAA’s Storm Events Database that name the neighborhood. They count floods someone reported, so they show where a neighborhood floods better than how often, and each page’s count covers its own years.
We keep the raw files and the scripts that produced every figure. Found an error? Send a correction.
